Working With a Mortgage Broker in Clackamas County, Oregon

Choosing a mortgage broker in Clackamas County is really a choice about who handles your file when something gets complicated. Most people never ask that question until the week it matters. This page answers it up front, including how I work, where I work, and how to check my license before you ever pick up the phone.

The short answer: A mortgage broker in Clackamas County places your loan across a range of programs and investors rather than a single bank's own product list. I am Tu Phan, NMLS #7916, a Fairway branch manager working out of an office in Clackamas. I have financed property in this county for more than twenty years, I run every file myself, and you can verify my license at nmlsconsumeraccess.org before you call.

What a Mortgage Broker in Clackamas County Actually Does

Start with the plain version. A mortgage broker takes your application, documents your income and assets, and places that loan with a lender willing to fund it. Underwriting is the review step where a lender decides whether the file meets its rules. Placement is the part most borrowers never see, and it is the part that decides your outcome.

The practical difference is what happens when a file does not fit neatly. Income that comes from a business, a bonus structure, a new contract, or a property you already own can all sit outside the simplest box. So can a house with an unusual appraisal or a short ownership history.

When that happens at a single institution, the file has one place to go. When it happens with a broker, there is a second question available. Does another program fit this the way the first one did not.

That is the whole value, and it is worth stating without inflation. A broker does not make a weak file strong. Eligibility is still subject to underwriting, credit approval, and a full loan estimate. What a broker adds is doors. My loan program overview lists the ones I use most often, and my full guide library goes deeper on each.

Broker, Bank, or Online Lender: How the Clackamas County Choice Differs

Three models compete for the same borrower here. Each of them genuinely wins somewhere, and I would rather tell you where than pretend otherwise.

A retail bank works from its own shelf. If you already bank there, hold deposits there, and have a straightforward salaried file, that can be an efficient path. Some banks also hold loans in portfolio, meaning they keep the loan rather than sell it, which occasionally allows flexibility nobody else has.

An online lender is built for self-service. You can start an application at eleven at night without talking to anyone. The tradeoff is structural. You are usually working with whoever answers next rather than the same person from application to closing.

A broker sits between those. One person, more than one place to put the file, and a phone number that belongs to a specific human being. The tradeoff there is also real. I am one person, and I return calls in the order they come in.

A related question is how you gather quotes in the first place, which is a different subject from who the lender turns out to be. I cover that separately in online versus in-person mortgage quotes and in how many rate quotes you should get.

Why I Work as a Solo Mortgage Broker in Clackamas County

I am a branch manager for Fairway Independent Mortgage Corporation, and I work out of an office at 12891 SE 97th Ave in Clackamas. That is a few minutes from the I-205 and OR-212 interchange, near Clackamas Town Center. Most of my clients drive past it regularly.

I am also a solo practitioner, which is a deliberate choice rather than a stage I have not grown out of. The person who takes your first call is the person who structures your file, watches the appraisal, and calls you when underwriting asks for one more document.

The reason I hold that line is that mortgage files fail at the handoffs. A detail explained on the intake call gets lost between the loan officer, the processor, and the underwriter. When one person carries the file, that detail does not have anywhere to fall.

Twenty years in one county also compounds in a way that is hard to advertise. I have seen how appraisers treat the older stock in historic Milwaukie and the Canemah bluffs in Oregon City. I know which Happy Valley subdivisions have homeowner association documents that slow a file down. That is not a marketing claim, it is just what repetition in a small geography produces.

Not sure yet whether you are ready to start?

Call before you are ready rather than after. Bring a price range, a rough sense of your income structure, and the city you are looking in. Fifteen minutes on the phone usually settles whether the timing works, and there is no application attached to that conversation. Reach me at (503) 765-1765.

The Clackamas County Cities and Neighborhoods I Serve

Working with a local mortgage broker in Clackamas County should mean something specific, not a service-area map with every county in the state shaded in. Here is my actual footprint and what tends to come up in each place.

Oregon City is the county seat and the historic end of the Oregon Trail. The housing stock runs from character homes near Willamette Falls to newer subdivisions on the hill. First-time buyer, FHA, and VA files are common here.

Milwaukie draws transit-oriented buyers. The MAX Orange Line opened in 2015 and the Trolley Trail runs south along the old interurban route toward Gladstone. Entry prices sit below the county middle.

Happy Valley is the fastest-growing city in the county, heavily master-planned, and served by the North Clackamas School District. New construction and conventional financing dominate.

Lake Oswego and West Linn are where jumbo territory starts sooner than people expect. A jumbo loan is one above the conforming limit, and the numbers below explain why that line arrives early here.

Wilsonville sits on the southern metro edge with its own corporate employer base and WES commuter rail. Canby and Molalla reach into the rural south of the county, where some addresses qualify for USDA financing.

Clackamas itself is unincorporated, centrally located, and where my office sits. One note that saves confusion: Damascus is also not an incorporated city. It disincorporated in 2016, so its rules come from the county.

I also work the southeast Portland neighborhoods that sit right across the county line, including Sellwood-Moreland, Brentwood-Darlington, Lents, and Johns Landing. Buyers shop that corridor as one market even though the property tax and city rules change at the line.

How to Verify Any Mortgage Broker in Clackamas County at NMLS

This is the part I wish more borrowers did, including with me. Every mortgage loan originator in the country carries a unique identification number, and there is a free public database where you can look one up.

The site is nmlsconsumeraccess.org. Search by name or by identification number. My number is 7916. Fairway Independent Mortgage Corporation is entity number 2289.

What you get back is worth the two minutes. The record shows license or registration status, the states covered, employment history, and any publicly disclosed regulatory actions. It is maintained by the regulators rather than by the loan officer.

Run it on whoever you are considering. If someone will not give you their identification number, that is your answer without needing the lookup.

What Happens in a First Conversation With a Clackamas County Mortgage Broker

People hesitate to call because they assume the call starts an application. It does not. Here is the actual sequence.

  1. You tell me where you are. Shopping, under contract, refinancing, or a year out and curious. The advice changes completely depending on which one it is.
  2. I ask how your income is structured, not just what it is. Salary, hourly, bonus, commission, self-employment, and rental income are all documented differently. This is where most surprises hide, and finding them early is the entire point.
  3. I ask about the down payment and where it is sitting. Seasoning means how long money has been in an account you can document. A gift, a recent transfer, or a sale of something all need a paper trail.
  4. I put a payment picture together. Principal, interest, property taxes, and insurance, on a real address or a target price. Clackamas County property taxes generally run below Multnomah County's, which changes the comparison for anyone shopping across the line.
  5. Credit is pulled only when you are ready. Not on the first call, and not without telling you first.
  6. You get a pre-approval letter and, as the file firms up, a written loan estimate. A loan estimate is the standardized disclosure showing the terms and costs. It is the document to compare, and any figures in it are subject to a full underwriting review and credit approval.

If you want to prepare before that call, three of my guides cover the groundwork: what you need for a mortgage quote, how much house you can afford in Oregon, and the Clackamas County first-time buyer checklist. If you are specifically confused about the difference between a quote and a pre-approval, that comparison has its own page.

Two Clackamas County Numbers Worth Knowing Before You Call

These two limits get confused constantly, including by people who should know better. They are not the same number here, and Clackamas County is the county where that trips people up.

2026 limit, 1-unit property Clackamas County, Oregon Why
Conforming loan limit $832,750 The national baseline. The Portland metro receives no high-cost adjustment.
FHA loan limit $701,500 115 percent of the $610,000 area median for the Portland-Vancouver-Hillsboro area.

Read that table twice if you are shopping in Lake Oswego or West Linn. A price that sits inside conventional financing can still be well past the FHA ceiling, which quietly removes a program some buyers were counting on.

Above the conforming figure you are in jumbo territory, and the documentation and reserve expectations change. My Clackamas County jumbo loan checklist walks that through. For the FHA side, see my FHA home loans page, and for service members and veterans, VA home loans.

Loan limits are set annually and were verified against the FHFA county file and HUD data for 2026. The figures above are 1-unit limits only. Confirm the current year's numbers before relying on them.

When a Mortgage Broker in Clackamas County Is Not the Right Call

Trust is easier to build by naming the limits, so here are mine.

If your own bank holds a portfolio product you already qualify for, and the relationship is long, start there. I would rather you check that first than find out later you skipped something.

If you are a year or more from buying and only want a rough number, the guides on this site will get you there without a phone call. That is what they are for.

And if the property is a commercial building or a five-unit-and-up apartment, that sits outside residential mortgage lending entirely. Different lenders, different underwriting. I will tell you that in the first two minutes rather than the third week.

Refinancing is its own decision with its own math, and I keep that content separate. Everything on that side lives in my refinance guide library, starting with whether you should refinance now.

Frequently Asked Questions About Working With a Mortgage Broker in Clackamas County

What does a mortgage broker in Clackamas County do that a bank loan officer does not?

A broker places your loan across a range of programs and investors rather than a single institution's own product list. That matters most when a file does not fit the simplest box, which is common with self-employment income, bonus or commission structure, rental income, or a property with an unusual appraisal. At a single institution the file has one place to go. With a broker there is a second question available, which is whether another program fits it. A broker does not make a weak file strong, and eligibility is still subject to underwriting, credit approval, and a full loan estimate.

How do I verify a mortgage broker's license in Oregon?

Use the free public database at nmlsconsumeraccess.org, which is maintained by regulators rather than by loan officers. Search by name or by the originator's unique identification number. The record shows license or registration status, the states covered, employment history, and any publicly disclosed regulatory actions. Tu Phan's number is NMLS #7916 and Fairway Independent Mortgage Corporation is entity number 2289. Ask any loan officer you are considering for their number, and treat a refusal as an answer in itself.

Which Clackamas County cities does Tu Phan serve?

Oregon City, Milwaukie, Happy Valley, Lake Oswego, West Linn, Wilsonville, Canby, Molalla, and the unincorporated Clackamas area where the office sits at 12891 SE 97th Ave. The footprint also reaches the southeast Portland neighborhoods just across the county line, including Sellwood-Moreland, Brentwood-Darlington, Lents, and Johns Landing. Damascus is served as well, though it is worth knowing that Damascus disincorporated in 2016 and its rules come from the county rather than from a city.

What is the 2026 conforming loan limit in Clackamas County, Oregon?

For a one-unit property in Clackamas County the 2026 conforming loan limit is $832,750, which is the national baseline because the Portland metro area receives no high-cost adjustment. The FHA limit is a different and lower number, $701,500, calculated as 115 percent of the $610,000 area median for the Portland-Vancouver-Hillsboro area. The two are frequently confused. A price that sits comfortably inside conventional financing in Lake Oswego or West Linn can still exceed the FHA ceiling. Loan limits are set annually, so confirm the current year's figures.

Do I need a pre-approval before I look at homes in Clackamas County?

In practice, yes. Most listing agents in this market expect a pre-approval letter with an offer, and touring homes without one tends to waste the trip. A pre-approval means a loan officer has reviewed your income and asset documentation rather than simply taking your word for the numbers, which is what separates it from a rate quote. The review also surfaces documentation problems while there is still time to solve them. Any pre-approval remains subject to a full underwriting review, credit approval, and the property itself.

Does the first call with a mortgage broker start an application or pull my credit?

No. A first conversation is a scoping call. It covers where you are in the process, how your income is structured, where the down payment is sitting and how long it has been there, and roughly what a payment would look like at your target price. Credit is pulled only when you are ready and only after you are told first. Borrowers who call early, even a year out, generally get better outcomes than borrowers who call the week they want to write an offer.
